How to Choose a Good Property Agent in Singapore: 7 Checks Before You Sign
By Audrie Poh
Real estate agents · ERA Realty Network
David Ho and Audrie Poh are CEA-registered real estate agents with ERA Realty Network in Singapore (CEA R027577A and R060879G). They help HDB upgraders, new launch buyers, sellers and retirees plan each move with the numbers first: affordability, timing, stamp duties and the exit, before any viewing.

What is this property for: a family home, an upgrade, rental income or retirement? Everything else follows from that.

Read more →Every client starts with the same question: what is this property for? A family home, an upgrade, rental income or retirement each lead to a different plan. Once that is clear, we work out the numbers before any viewing, so you only look at homes you can comfortably afford, and you know how you would exit before you buy. We call this our W.A.T.E.R method.
Every property agent in Singapore must be registered with the Council for Estate Agencies (CEA). You can check us on the CEA Public Register by name or registration number.
We work under ERA Realty Network Pte Ltd (licence L3002382K). Agreements are on CEA's prescribed estate agency forms, and transaction monies are paid to the right party directly, never to us.
Our office is at 450 Lorong 6 Toa Payoh, Singapore 319394. You can also find us as David & Audrie Properties on Google.
"If you need property agents who truly care, look no further than David & Audrie Properties. Their professionalism is top-notch, but what stood out most to me was their friendliness. They never once made me feel rushed, even though I had endless questions for them." (Google review)

One couple came to us while still living in their 4-room HDB flat, hoping to upgrade to an EC. Before any viewing, we worked through their numbers together and proposed the Deferred Payment Scheme, which suited their cash flow. They bought at North Gaia, and we planned the sale of their flat around the EC's timeline, so they moved into their new home without the usual scramble.
Another family owned a fully paid 4-room flat in Kallang. When we worked through their sums, we found one of them had no property in their name, which opened up an option they hadn't considered. They bought a freehold new launch near their daughter's school and kept their HDB flat, which now brings in rental income.
You'll see plenty of agents call themselves the best. We won't: CEA's rules don't allow unsupported claims like that, and you shouldn't take any agent's word for it. A better test is what an agent can show you: their CEA registration, their recent transactions in your type of property, and how clearly they explain the numbers before you sign.
We've written a guide to choosing a property agent in Singapore with the seven checks we'd run ourselves. We're happy for you to run every one of them on us.
Search the CEA Public Register by the agent's name, registration number or mobile number. Our registration numbers are R027577A (David Ho) and R060879G (Audrie Poh).
There is no fixed rate. CEA does not regulate commission, so it is agreed between you and the agency and written into the prescribed estate agency agreement. Ask whether GST is included, and pay the agency, not the agent.
