Questions we're often asked

How long does it take to sell a condo in Singapore?

Once you have a buyer, a private property sale usually completes in 8 to 12 weeks. The buyer typically pays a 1% option fee for the Option to Purchase, exercises it within 14 days with a further 4%, and completion follows. How long it takes to find that buyer depends mostly on pricing, presentation and marketing reach.

Do I have to pay Seller's Stamp Duty when I sell my property?

Only if you sell within the holding period. For residential property bought on or after 4 July 2025, Seller's Stamp Duty (SSD) applies if you sell within 4 years, at 16%, 12%, 8% and 4% for years 1 to 4. For property bought between 11 March 2017 and 3 July 2025, the holding period is 3 years, at 12%, 8% and 4%. These rates are as at September 2026; we confirm the current rules with you before you list.

How do I price my condo to sell?

Start from recent transacted prices for similar units in your development and nearby projects, then adjust for floor, stack, facing, layout, condition and the listings you will be competing with. Asking too high usually means a longer wait and a lower final price.

How much commission does a property agent charge in Singapore?

There is no fixed commission rate in Singapore. Commission is negotiable and is agreed in writing, in the CEA-prescribed estate agency agreement, before the agent starts work.

Who pays depends on the transaction. Sellers usually pay their own agent, and for most new launch purchases the developer pays the agent, so the buyer pays nothing extra. We explain our fee and exactly what it covers at the first meeting.

When is the best time to sell a property in Singapore?

The best time to sell a property is when a seller is ready, selling based purely on headlines or market emotions may not always produce the best outcome. Some advise it really depends on market demand, supply conditions, property positioning, financial goals and future plans.
