Landed homes need a different kind of sale

Questions we're often asked

How long does it take to sell landed property?

Usually longer than a condo, because there are fewer buyers at landed price levels. Marketing can take a few months. Once a buyer is found, the option (typically 1%), exercise within 14 days and completion in 8 to 12 weeks follow the same pattern as other private property. Correct pricing from day one shortens the wait the most.

How is landed property valued in Singapore?

Landed homes are valued mainly on the land: land size, land rate per square foot, tenure (freehold, 999-year or 99-year), plot shape and frontage, road and estate, and what URA's guidelines allow you to rebuild. The house itself matters less, except where it is new or recently rebuilt. We compare recent transactions in the same estate before recommending a price.

What types of landed property are there in Singapore?

The main types are terrace houses (intermediate and corner terraces), semi-detached houses, detached houses and bungalows, and Good Class Bungalows (GCBs), which sit in 39 gazetted GCB areas on large plots. There are also cluster and strata landed houses inside condominium-style developments with shared facilities.

Do I have to pay Seller's Stamp Duty when I sell my property?

Only if you sell within the holding period. For residential property bought on or after 4 July 2025, Seller's Stamp Duty (SSD) applies if you sell within 4 years, at 16%, 12%, 8% and 4% for years 1 to 4. For property bought between 11 March 2017 and 3 July 2025, the holding period is 3 years, at 12%, 8% and 4%. These rates are as at September 2026; we confirm the current rules with you before you list.
