Singapore citizens can buy landed property. Foreigners, and permanent residents in most cases, need approval from the Singapore Land Authority's Land Dealings Approval Unit (LDAU), which is only granted in limited circumstances. Sentosa Cove is the main exception, with a simpler approval route for foreigners.
The main types are terrace houses (intermediate and corner terraces), semi-detached houses, detached houses and bungalows, and Good Class Bungalows (GCBs), which sit in 39 gazetted GCB areas on large plots. There are also cluster and strata landed houses inside condominium-style developments with shared facilities.
Landed homes are valued mainly on the land: land size, land rate per square foot, tenure (freehold, 999-year or 99-year), plot shape and frontage, road and estate, and what URA's guidelines allow you to rebuild. The house itself matters less, except where it is new or recently rebuilt. We compare recent transactions in the same estate before recommending a price.
Landed property can hold value well because land in Singapore is scarce, and freehold landed homes are among the few assets whose lease never runs down. But the entry price is higher, rental yields are usually lower than condos, and maintenance costs more.
