Questions we're often asked

What is the HDB resale process for sellers?

Selling an HDB flat follows these steps (as at September 2026):

1. Check you have met the Minimum Occupation Period (MOP).

2. Register an Intent to Sell on the HDB Flat Portal. You must wait 7 days after registering before you can grant an Option to Purchase (OTP).

3. Price, market and negotiate with buyers.

4. Grant the OTP. The option fee is up to $1,000 and the buyer has 21 calendar days to exercise it. The option and exercise fees together are capped at $5,000.

5. Submit the resale application with the buyer, get HDB's approval, and attend the completion appointment.

How long does it take to sell an HDB flat?

Plan for about 3 to 4 months from listing to completion. Finding the right buyer typically takes a few weeks, the buyer has up to 21 days to exercise the OTP, and HDB usually completes the resale about 8 weeks after it accepts the resale application.

How much CPF do I need to refund when I sell my HDB flat?

You refund the CPF you used for the flat (the down payment, monthly instalments and stamp duty) plus the accrued interest, back into your own CPF Ordinary Account. It is your money, but it can't be spent as cash, so it changes how much cash you have for your next home.

Can I sell my HDB flat before the MOP?

Generally, no. Most HDB flats have a 5-year Minimum Occupation Period, and Plus and Prime flats have 10 years, before they can be sold on the open market. Selling earlier needs HDB's approval, which is only given in exceptional circumstances. It is worth planning your sale 6 to 12 months before your MOP date.

What does it cost to sell an HDB flat?

The main costs are your agent's commission (if you use one), legal or conveyancing fees, and HDB's administrative fees. From the sale price, your outstanding housing loan is repaid and your CPF is refunded with accrued interest. If you later buy another subsidised flat, a resale levy may also apply.

Do I need a property agent to sell my HDB flat?

No. You can sell your HDB flat yourself through the HDB Resale Portal. An agent earns their fee by pricing the flat correctly, reaching more serious buyers, negotiating, and lining up your sale with the purchase of your next home so you are never left without a place to stay.

Most of the costly mistakes we see in DIY sales are about timing and net cash, not paperwork.

Should I buy first or sell first when upgrading?

Whether to buy first or sell first when upgrading from HDB to condo depends on affordability, risk tolerance, available funds and timeline planning. Buying first may provide more flexibility in securing a suitable property, while selling first may reduce financial risk and improve cash flow clarity.
