Tampines HDB Flats Reaching MOP in 2026: Should You Sell, Stay or Upgrade?

By David Ho · CEA R027577A · · Updated · 8 min read

If your Tampines BTO flat reaches its MOP in 2026, you're one of about 2,000 households at Tampines GreenVerge who can sell at almost the same time. The early results are encouraging: since March 2026, GreenVerge 4-room flats have resold at a median of $788,888, well above the $670,000 median for Tampines as a whole. But a good price is only half the decision. The other half is what you'll buy next, and whether the move actually moves your family forward.

This guide covers which Tampines flats reach MOP in 2026 and 2027, what they are selling for, and how to decide. All figures are from HDB's own data, as at October 2026.

Which Tampines HDB flats reach MOP in 2026?

Your Minimum Occupation Period (MOP) is five years, counted from the day you collected your keys, not from the BTO launch. Only after it can you sell on the open market, rent out the whole flat or buy private property.

HDB's property records show these Tampines blocks were completed in 2021, so most reach MOP in 2026, with some in early 2027 depending on when keys were handed over:

StreetBlocksFlatsProject
Tampines Street 61618A to 621B, 625A to 627B (13 blocks)1,370Tampines GreenVerge
Tampines Avenue 12622A to 624B (7 blocks)652Tampines GreenVerge
Tampines Street 85874D (1 block)111

Across these blocks there are 244 3-room, 1,162 4-room and 727 5-room flats. Check your own date on the HDB Flat Portal, under My Flat Dashboard, before you plan anything.

And in 2027

Blocks completed in 2022 follow a year later: 12 blocks along Tampines North Drive 2 (1,423 flats, part of Tampines GreenCourt) and 8 blocks along Tampines Street 62 (1,268 flats). That's about 2,700 more Tampines flats reaching MOP in 2027, which matters if you're timing a sale. We cover the islandwide picture in HDB flats reaching MOP in 2027.

What Tampines MOP flats are selling for in 2026

HDB's resale records show the first GreenVerge flats changing hands from March 2026. By October 2026, there had been more than 160 resales across its blocks:

GreenVerge, Mar to Oct 2026ResalesMedian priceRange
3-room13$638,888$600,000 to $655,888
4-room103$788,888$715,000 to $868,000
5-room47$938,000$815,000 to $1,080,000

For comparison, across all of Tampines in 2026, the median 4-room resale price was $670,000 and the median 5-room price $815,888. Newer flats with a fresh 99-year lease command a clear premium over older stock in the same town.

Look at the spread too. Between the cheapest and the dearest GreenVerge 4-room flat there is $153,000, for flats of the same size and age. Floor level, facing, view, distance to the MRT and condition explain most of that gap. Your own price depends on your own flat, not the median.

The wider market

  • Tampines prices have levelled off. The town's median 4-room price peaked at $688,000 in Q1 2025, and has held at $668,000 to $671,000 in each quarter of 2026.
  • HDB's resale price index slipped 0.1% in Q3 2026, its third small quarterly fall in a row, while the number of resales rose 19.5% to 7,645.
  • About 13,500 flats reach MOP islandwide in 2026, according to government figures, compared with about 8,000 in 2025.
  • More buyers can now enter the resale market. Since 28 July 2026, private property owners can buy a resale flat without the 15-month wait, if they don't take an HDB loan.

The challenge most sellers miss: you're competing with your neighbours

When 2,000 flats in one estate reach MOP within months of each other, buyers have choice. They can view three 4-room flats in your block on the same Saturday. The flats that sell well are usually priced from real transactions in the same stack or block, presented cleanly, and timed so the owner isn't forced to accept the first offer.

A few things help:

  • Price from evidence, not hope. Use the most recent resales in your own block, adjusted for floor and facing.
  • List with a plan for your next home. Sellers with nowhere to go tend to accept less.
  • Don't wait for the perfect month. In 2027, Tampines North Drive 2 and Street 62 add their own wave of new MOP flats, close by.

A worked example: what a GreenVerge 4-room could fund

A couple, both 38, sell their GreenVerge 4-room for $790,000, close to the median. They still owe $200,000 on the loan and used $180,000 of CPF on the flat, including accrued interest. Their combined income is $15,000 a month, $1,000 of it bonus, and they have $60,000 in cash and $40,000 in their CPF Ordinary Accounts.

Run through our HDB upgrade calculator:

Amount
Sale price$790,000
Loan repaid$200,000
Selling costs (2% commission plus GST, legal fees)$20,222
CPF refunded to their Ordinary Accounts$180,000
Cash back$389,778

If they sell first, the highest condo price their numbers support is about $2,133,000, with a monthly instalment of about $6,877 at 2.6%. If they buy first, while still owning the flat, it falls to about $127,000. That isn't a typing error: buying first means a 45% loan instead of 75%, 20% ABSD paid upfront, and no sale proceeds yet.

The highest price is a ceiling, not a target. An instalment of $6,877 is 46% of this couple's gross income. We'd usually suggest staying well below the ceiling, so that the family still has savings and room to breathe. The order of selling and buying matters too: read buy first or sell first before you commit to either.

Should you sell, stay or upgrade? Five steps with C.L.E.A.R

Reaching MOP gives you options, not an obligation. Our C.L.E.A.R framework is how we help families choose between them.

  1. Clarity. Why move at all? More space, a school, being nearer to parents, or building wealth? Write down your budget, your timeline and how much monthly commitment you're comfortable with.
  2. List options. There are usually five: stay; sell and buy a resale condo; sell and buy a new launch; sell and buy a larger or better-located HDB flat or an EC if eligible; or keep the flat and rent it out.
  3. Evaluate. Get the real numbers: your CPF refund, your loan eligibility, what flats like yours have sold for, and what the next home costs. Compare each option on cash, CPF, the monthly instalment and what's left in reserve.
  4. Align. Check each option against your family's next five to ten years: children's schooling, ageing parents, job security and the age at which you'd like more choice about work.
  5. Reinforce. Stress-test the plan at a 4% interest rate, keep six months of expenses in reserve, and line up the timing: an HDB resale typically completes about eight weeks after HDB accepts the application.

Staying is a valid result. Sometimes the right answer is to keep the flat a few more years, pay down the loan and build savings. We wrote about this in there's no need to move unless you truly need to.

C.L.E.A.R in practice: Ravi and Priya

An illustrative scenario: the names and details are fictional, based on situations we often see with clients.

Ravi and Priya, both 42, earn $16,000 a month together. They have four children, and Ravi's mother lives with them in their Tampines 5-room flat, which reached its MOP this year. Many of their friends had moved to condos, and they had set their hearts on a 5-bedroom resale condo listed at $2,300,000, which looked cheap for its size.

  1. Clarity. When we sat down, the real need turned out not to be a condo. It was space: seven people, including a grandmother who needs a room near a bathroom, and four children who will soon need room to study.
  2. List options. The 5-bedroom resale condo; a smaller 3-bedroom condo; a bigger HDB flat; or a resale multi-generation flat, one of the large flats HDB built for families living with their parents, which only multi-generation families can buy.
  3. Evaluate. The numbers settled it. The bank couldn't lend enough for the condo: TDSR capped their price at about $2,075,000. Multi-generation flats at Tampines Street 42, of 150 to 166 sqm, resold for between $1,080,000 and $1,388,000 from January to October 2026, according to HDB's data.
  4. Align. A multi-generation flat gave the family about 1,790 sq ft, more space than the condo, for about half the price, close to the children's schools and their friends.
  5. Reinforce. With an instalment of about a fifth of their income and more than $200,000 in reserve, they can fund four children's education and still upgrade later if they choose.

Their friends' condos were the emotional pull. Space for seven people and an instalment they can sustain were the logical answer.

How this fits a longer plan: W.A.T.E.R

The question behind the question is what this move does for your family over 10 to 20 years. Under W.A.T.E.R (Wealth Accumulation Towards Early Retirement), a good upgrade does three things: it grows your net worth with a margin of safety, it keeps your monthly commitments sustainable, and it leaves room for the next step, whether that's another property, a child's education or right-sizing later on your own terms.

A Tampines MOP flat is often the largest store of wealth a young family has. Selling it is a chance to use that wealth well, but only once.

Frequently asked questions

When does my Tampines BTO flat reach MOP?

Five years after you collected your keys, for most flats. GreenVerge flats, completed in 2021, mostly reach MOP in 2026. Your exact date is on the HDB Flat Portal, under My Flat Dashboard.

How much can I sell my Tampines 4-room flat for in 2026?

It depends on the flat's age, floor, facing and condition. Across Tampines, the 2026 median for a 4-room resale is $670,000. Newer MOP flats at GreenVerge have sold at a median of $788,888, between $715,000 and $868,000, as at October 2026.

Can I buy a condo before selling my Tampines flat after MOP?

Yes, once you've met the MOP. But Singapore Citizens pay 20% ABSD upfront on the condo, and your loan is capped at 45% while the HDB loan is outstanding. Married couples where at least one spouse is a citizen can claim the ABSD back if they sell the flat within six months of buying a completed condo.

Will Tampines HDB prices fall as more flats reach MOP?

No one can say for certain. Tampines prices have held steady through 2026, but about 2,700 more Tampines flats reach MOP in 2027, which adds choice for buyers. Price from recent sales in your own block, and plan your next home before you list.

What this means for you

Reaching MOP in Tampines in 2026 puts you in a strong position. You have a newer flat in a well-served town, and the first resales show buyers are willing to pay for it. Use that position deliberately: know your numbers, decide the order of selling and buying, and choose the next home for the decade ahead rather than for the moment.
