Property investment · David & Audrie

Before you pay ABSD, make sure the numbers still work.

A second property in Singapore means ABSD of 20% or more, a smaller loan and a longer hold. We run the full numbers with you, and the exit, before you commit.

The system from our book

W.A.T.E.R

Wealth Accumulation Towards Early Retirement

An investment property has one job in the W.A.T.E.R system: to move you closer to the retirement you want, after every cost, tax and year of holding.

A property should earn its place in your plan.

Sound familiar?

  • After ABSD, does this still make sense?

  • Rental yield or capital gain: which are we actually buying?

  • We know how to buy. We don't know how we'd exit.

  • Every launch is “the one”. We're tired of the hype.

From where you are to where you want to be

A promising launch, a brochure yield and a gut feel.

Where you want to be

Your all-in cost, a realistic yield, and who buys it from you, and when.

The L.E.X method

How we test an investment before you buy

  1. Location

Who wants to live there, and will that still be true in ten years? Transport, jobs, schools and future supply.

  2. Entry price

What you pay against recent transactions nearby, with ABSD, BSD, legal fees and financing counted in the real cost.

  3. Exit strategy

Who buys it from you, at what price, and when. If we can't name the likely next buyer, we won't recommend it.

We publish L.E.X reviews of new launches, so you can see the method at work before you talk to us.

A system that can say “not yet”. We've told families to wait, even when it cost us the commission. We'd rather you wait than move wrong.

Questions we're often asked

How much ABSD will I pay on a second property?

For Singapore Citizens, ABSD is 20% on a second residential property and 30% on the third and above. Permanent residents pay 5% on the first, 30% on the second and 35% after that; foreigners pay 60%. This is on top of Buyer's Stamp Duty. Rates as at October 2026, from IRAS.

How much can I borrow for a second property?

If you already have one housing loan, banks can lend up to 45% of the price (25% if the loan runs past 30 years or past age 65), and at least 25% of the price must be paid in cash. Your total monthly debt repayments are also capped at 55% of your income under TDSR.

Should I aim for rental yield or capital gain?

It depends on your timeline and cash flow. After ABSD, most investors need a long hold for the numbers to work, so we look at both: a rent that covers most of the holding cost, and a realistic exit price. We run both scenarios before you choose.

Can I sell within a few years if I need to?

You can, but Seller's Stamp Duty applies if you sell within four years of buying: 16% in the first year, falling to 4% in the fourth. That's why we plan the exit before the entry.

Do you only recommend new launches?

No. We compare new launches and resale homes side by side, and sometimes the right answer is not to buy at all.
