Right-sizing · David & Audrie

Your home did its job raising the family. Now let it fund the next chapter.

We help homeowners in their 50s and 60s work out the real cash a move would free up, after CPF refunds and costs, and plan it at a pace the whole family is comfortable with.

The system from our book

W.A.T.E.R

Wealth Accumulation Towards Early Retirement

Right-sizing is where the W.A.T.E.R system pays off: turning the home you've paid for into cash flow and choices, without taking risks you no longer have time to recover from.

In retirement, the greatest luxury is having options.

Sound familiar?

  • We'd love the cash, but this is where the children grew up.

  • After the CPF refund, what would we actually have left?

  • Our lease is getting shorter. Should we sell before it affects the price?

  • Everyone in the family has a different opinion.

From where you are to where you want to be

Right now

A big home, a paid-off loan, and a lot of “maybe next year”.

Where you want to be

One clear figure for what you'd free up, a home that fits, and a plan the whole family understands.

The C.L.E.A.R process

How Peter & Mary right-sized without the regret

  1. Clarity

Worked out their real net proceeds: sale price, minus the CPF refund and costs, and what a smaller home would cost.

  2. List options

Compared a smaller flat, a condo near their daughter, and staying put.

  3. Evaluate

Checked each option on location, entry price and what their retirement income would look like.

  4. Align

Talked it through with their children, then timed the sale and purchase so they only moved once.

  5. Reinforce

We review their plan with them every year as their needs change.

Peter & Mary are a composite case based on families we've helped.

A system that can say “not yet”. We've told families to wait, even when it cost us the commission. We'd rather you wait than move wrong.

Questions we're often asked

How much cash will we actually get from selling our HDB flat?

Start with the sale price, then take off any outstanding loan, the CPF you used for the flat plus accrued interest (this goes back into your CPF account, not your bank) and costs such as legal and agent fees. What's left in cash, plus what returns to your CPF, is what you have for your next home and your retirement. We work it out from your actual CPF statement before you list.

What is the Silver Housing Bonus?

A CPF bonus for HDB owners aged 55 and above who right-size to a 3-room or smaller flat: up to $30,000, or up to $40,000 for a 2-room or smaller flat, when you top up to $60,000 of the sale proceeds into your CPF Retirement Account and join CPF LIFE. At least one owner must be a Singapore Citizen and other conditions apply, so check your eligibility with HDB.

Can we stay in our flat and still unlock cash?

If you own an HDB flat and the youngest owner is 65 or older, HDB's Lease Buyback Scheme lets you sell part of the remaining lease back to HDB, with the proceeds topping up your CPF Retirement Account. It suits owners who want to age in the same home. We'll compare it with selling and moving, on your numbers.

We own a condo. Can we move to an HDB resale flat?

Yes, if you meet HDB's eligibility conditions. Since 28 July 2026, private property owners buying a resale flat without CPF housing grants or an HDB loan no longer have to wait 15 months; you must sell your private property within 6 months of completing the flat purchase.

Our children disagree. How do you handle that?

We often meet the whole family together. Seeing the same numbers, the same options and the same timeline settles most disagreements, and nothing moves until you're comfortable.
