Notes, assumptions and sources (rules as at 24 September 2026)
- CPF can be used for the downpayment (beyond the minimum cash), BSD, legal fees and monthly instalments, subject to CPF's Valuation Limit, Withdrawal Limit and remaining-lease rules. ABSD, option fees and any cash over valuation must be paid in cash.
- Private resale option and exercise fees (1% + 4%) and a 10-week completion are market convention, agreed between buyer and seller.

Common questions
What are the option and exercise fees for a resale condo?
By market convention you pay a 1% option fee for the Option to Purchase, then exercise within about 14 days by paying a further 4%. Both are cash. The balance downpayment and loan are paid at completion, typically 10 to 12 weeks later. Stamp duty is due within 14 days of exercising.
What is cash over valuation (COV)?
If you pay more than the bank's valuation, the difference must be paid in cash, and the loan and CPF use are based on the lower valuation. The calculator adds any COV to the cash you need upfront.
How much Buyer's Stamp Duty do I pay?
BSD is tiered on the price or market value, whichever is higher: 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1.5 million and 6% above $3 million. It can be paid with CPF.
