Our take on Hudson Place Residences
“A sensibly priced one-north condo on a lower land cost than its neighbour; it suits buyers who want the precinct, as long as they accept a heavy two-bedroom mix nearby.”

Hudson Place Residences is the second private condo in one-north's new Media Circle residential area, next to Bloomsbury Residences by the same group. It has 327 homes in two towers, ground-floor retail, and a broad range from two-bedroom units to five penthouses. The land cost less than Bloomsbury's, and the launch price reflected that.
What it lacks is scarcity. Bloomsbury sits across the road, a Dover Drive site is coming, and the Master Plan allows for thousands more homes in the wider area. Our view: it is a fair buy for owner-occupiers and long-term holders, priced in line with the area rather than at a discount.
- LLocation
- Hudson Place sits inside one of Singapore's main research and tech job hubs. one-north MRT on the Circle Line is close by, and Buona Vista interchange, one stop away, gives access to the East-West Line for the CBD and Jurong. The AYE is a few minutes away by car. About 50,000 people work in one-north, according to Huttons, across biomedical, media and tech firms. NUS, Science Park and Mapletree Business City are close by, which supports both owner-occupiers and tenants. Fairfield Methodist, Tanglin Trust School and Anglo-Chinese Junior College are in the wider area. Check exact distances and admission rules with each school; proximity alone does not guarantee a place. What to weigh: the residential side of one-north is still being built. Bloomsbury Residences is directly opposite, a Dover Drive site of about 625 homes was sold in March 2026, and the URA Master Plan sets out about 5,000 new homes for greater one-north. Expect construction nearby and plenty of similar units for years.
- EEntry price
- The land cost was relatively moderate. Qingjian Realty and Forsea Holdings paid S$1,037 psf per plot ratio in March 2025, below the S$1,191 psf ppr the same group paid for the Bloomsbury site in January 2024, according to EdgeProp. At launch in May 2026, 201 of 327 units (61.5%) sold over the weekend at an average of S$2,458 psf, with prices from above S$2,200 psf. All 893 sq ft three-bedroom deluxe units sold. For comparison, EdgeProp put Bloomsbury's averages at about S$2,351 psf for two-bedroom and S$2,430 psf for four-bedroom units, and The Hill @ One-North at about S$2,486 psf. Our view: around S$2,450 psf is in line with its neighbours, not a bargain. We would be comfortable near or below S$2,450 psf for remaining units, and more cautious above S$2,550 psf, where newer suburban launches start to compete. A 646 sq ft two-bedroom at S$2,400 psf is about S$1.55 million. The two-bedroom units make up over half the project, so if you buy one, the layout and facing matter more than usual.
- XExit strategy
- Your future buyers and tenants are mostly people who work nearby: researchers, tech staff and NUS-linked households, plus HDB upgraders from Queenstown, Clementi and Dover. Huttons estimates one-north rents run about 10% above neighbouring Dover, though rents are never guaranteed. The completion date has not been published yet, so check the expected TOP before you plan a sale or a rental. The main risk is supply. About 56% of Hudson Place is two-bedroom units, and Bloomsbury's 358 homes complete in a similar window. The Dover Drive project and other one-north sites will follow. When owners sell or rent at the same time, plain two-bedroom units will compete mostly on price. Choose units with something others lack: an unblocked view, a quieter facing away from Media Circle, or a three-bedroom layout that suits families, since that is the thinner part of the local supply. Avoid low-floor two-bedroom units facing the neighbouring tower if resale or rental is your main plan.
