Our take on Coastal Cabana

“A rare new EC by the Pasir Ris coast, launched on a record EC land price; it suits local upgraders who value the setting more than an MRT at the door.”

Coastal Cabana is the first EC on Jalan Loyang Besar since Sea Horizon in 2013. It has 748 homes of three to five bedrooms, sits next to Downtown East and Pasir Ris Park, and kept the Deferred Payment Scheme. Sea-facing units and the larger layouts sold first.

What it lacks is an MRT station at the door. Pasir Ris MRT is about 1.3 km away, so most trips start with a walk or a bus. Our view: it works best for families already rooted in Pasir Ris and Tampines, bought at a sensible quantum rather than a stretched one.

LLocation
Coastal Cabana trades MRT convenience for space, sea air and a park next door. Pasir Ris MRT on the East-West Line is about 1.3 km away. From there it is a straight run to Tampines, Paya Lebar and the city. Pasir Ris station will also become an interchange on the Cross Island Line, with Phase 1 targeted for 2030 and the Punggol Extension for 2032, according to LTA. Pasir Ris Park, the beach and Downtown East are on the doorstep. Pasir Ris Primary, Casuarina Primary and Elias Park Primary are among the schools in the area; check exact distances and eligibility on the MOE and SLA tools. For jobs, Changi Business Park, Changi Airport and the Tampines regional centre are a short drive away, and the TPE and PIE are close by. What to weigh: the walk to the MRT is long for daily commuting, and the east keeps adding new homes. Rivelle Tampines added 572 EC homes in 2026, so Coastal Cabana will not be the only fresh EC in the area when owners come to sell.

The land was not cheap for an EC. The Qingjian-led consortium bid S$729 psf per plot ratio in August 2024, a record for an EC site at the time, according to EdgeProp. At launch in January 2026, about 498 of 748 units (67%) sold over the weekend at an average of S$1,734 psf, with prices from S$1,639 psf. As at 30 April 2026, EdgeProp reported about 81% sold at an average of about S$1,790 psf, based on caveats. For comparison, Rivelle Tampines averaged about S$1,893 psf at its launch in March 2026 and was fully sold within a month. Our view: around S$1,750 to S$1,800 psf is reasonable for Coastal Cabana, given it sits below Rivelle Tampines and has the coast but not the MRT. We would be careful paying much above S$1,850 psf for what is left. A 1,000 sq ft unit at S$1,790 psf is about S$1.79 million. At the S$16,000 household income ceiling, most buyers will need substantial cash and CPF on top of the loan. The Deferred Payment Scheme helps HDB upgraders sell their flat first, but it usually costs a few per cent more, so take it only if you need it.
XExit strategy
After the 5-year MOP, you can sell to Singapore Citizens and PRs. After 10 years, the EC is fully privatised and open to all buyers. With vacant possession expected by March 2029, that puts the MOP around 2034. Your likely buyers are HDB upgraders from Pasir Ris, Tampines and Punggol, many of whom want to stay near family and familiar schools. The Cross Island Line interchange at Pasir Ris, if it opens as planned, should help the location over time. The risk is competing supply. Rivelle Tampines and other eastern ECs will reach their own MOP windows in similar years, so resale buyers will have choices. Coastal Cabana's edge is the coast and the park, not the commute. Choose units with an unblocked sea or park view, a sensible quantum and a practical layout. Avoid units facing Jalan Loyang Besar traffic or the Downtown East side if noise matters to you, and do not stretch for the largest unit just because the Deferred Payment Scheme makes it easy today.
