Mortgage Servicing Ratio (MSR) caps the home loan repayment on an HDB flat or EC bought from a developer or still within the Minimum Occupation Period, at 30% of your assessable income. Work out your assessable income and the maximum loan it supports.
MSR applies only to HDB flats and ECs bought from a developer or still within the Minimum Occupation Period; it caps mortgage repayments (not other debts) at 30% of assessable income. Once you buy a resale private property, TDSR (55%, including other debts) applies instead. Rules as at 24 September 2026.
