  • Before a property sale can be completed, you’ll typically need these documents ready:

    • NRIC

    • Property Title Deed

    • Option to Purchase (OTP)

    • Proof of ownership (e.g. Sales and Purchase Agreement)

    • Outstanding loan statement (if applicable)

    • CPF usage statement

    As for HDB sellers, additional documents like HLE letters and HDB resale check records may be required to complete the property sale.

  • Yes, but the proceeds from the property sale must first go toward paying off the outstanding mortgage.

  • Yes. If you used CPF savings for your property purchase for down payment, monthly instalments, and etc, you are required to refund the principal amount used plus accrued interest back to your CPF account upon the sale.

  • Yes, but there are restrictions as follows:

    Private properties: Foreigners can generally buy condominiums or apartments.
    Landed property: Foreigners need approval from the Land Dealings Approval Unit (LDAU).
    HDB flats: Only Singapore Citizens or Permanent Residents (under certain conditions) can buy.

  • If your property is involved in an en bloc collective sale, you’ll follow the process defined by the collective sale agreement. Once the sale is finalized, you’ll receive your proceeds based on share value or valuation.
